New construction at Fontainebleau Park
Many residents are aware of our organization Keep The Bleau Green Committee. For more than 20 years and with the help of residents and our commissioners, we have been able to reduce construction and participating in all negotiations to minimize negative impacts on the community, for example:
1- We were able to stop application #9 that asked for a total of 3,900 units to be manufactured on golf courses.
2- KBGC began negotiations when residents did not want to purchase the land for the golf courses and an agreement was reached in application #7 where it was reduced to more than half of the original proposal allowing only 1,864 units to be built.
3- In 2008, due to the economic recession, two amendments to application #7 were negotiated. The shopping center was built on 41 acres at Flagler and 92nd Avenue instead of housing. The other amendment changed the construction of condominiums and townhouses to single-family homes, further reducing the number of units and increasing the value of properties in the area.
4- Also in 2009 after years of residents and KBGC complaining about constant problems of rapes, thefts and depressing conditions at the trailer park at 102nd Avenue and Flagler, the county was able to condemn it and a shopping center was again negotiated with limited number of residences.
5- With the need for a school, a charter school was chosen instead of a public one in a meeting with mothers with school-age children, and a community center was also achieved that offers assistance to residents over 62 years of age where they can entertain themselves with games. bingo, dominoes, crafts, exercise and receive free lunch plus a box of breakfast items. Celebrating those who turn that month and other activities is also offered every month.
Reasons why KBGC is supporting new construction at Fontainebleau Park
Changes on Fontainebleau Blvd to reduce traffic. Right now the traffic on Fontainebleau Blvd on school days of the year is terrible, mainly where the charter school and community center are, with the exit from the mall onto Fontainebleau Blvd.
A- In KBGC's negotiations with the developer (Fontainebleau LLC) it has approved at the intersection of the shopping center, the charter school and Fontainebleau Blvd to extend the left line and make an intersection with a traffic light where traffic stops for the school move to the new street that will exit from the new construction to Fontainebleau Blvd. This way the traffic to look for the children would move inside the FPL grounds and not obstruct Fontainebleau Blvd as they do now. This has been discussed with the school and they are greatly interested, it would also help to move the vehicles that were going to obstruct the lines going west, moving the school traffic also towards the entrance of the new street and FPL and having two entrances it would be improved traffic tremendously on Fontainebleau Blvd.
This change would help the communities around the school such as Oakview, Parkside, Parkwood, Beach Club, The Fontaine and more.
B- At the intersection of Fontainebleau Blvd and 97th Avenue, due to two factors: one, the growth of the city of Doral and the increase in work created in its commercial areas has greatly increased the number of people who work and go in that direction and they have to do left. There are so many vehicles that they completely obstruct one of the two lanes of Fontainebleau, at the same time that traffic gathers for the Rubén Darío and Stirrup schools and those who work or who need to continue through Fontainebleau.
C- The developer has approved at Fontainebleau and 97th Avenue to extend the left turn lane to allow more cars so they do not obstruct the other lanes, and asking commissioners to allow two left turn lanes by moving the street light back and opening a second line from the left.
D- There has also been a request to allow westbound traffic to make a U-turn with the left turn signal to assist Golfview residents.
These changes would help tremendously to improve traffic at that intersection. Greatly helping residents living in communities such as Golfview, East Wind, Soléis, Sevilla, Spring Lakes I and II, Windsong Lakes, etc. and all the other people who have to go eastbound at Fontainebleau.
E- Additionally, the developer will improve the street and exit to 87th Avenue by reducing the average and adding another exit line so that the new street connects with the exit to 87th Ave.
6–An active park with different activities for children and adults, built by the developer and maintained by him as well as the other green areas that belong to him.
7 – They would only manufacture in the 17 acres and no more manufacturing in any of the other green areas that belong to them.
KBGC believes that with the agreement reached with Fontainebleau LLC, the help of the commissioners, and the charter school, implementing these recommendations of KBGC with Fontainebleau LLC and those that Miami-Dade County would have to carry out, the Existing traffic on Fontainebleau Blvd now and including new construction.
Fontainebleau Park would still have about 200 acres of green space that virtually few neighborhoods have.
Traffic Improvements
Improvement #1 - Fontainebleau Boulevard and NW 97th Avenue
Add 200 feet of queuing storage to the existing eastbound left turn lane movement (cars making a left to go north on NW 97th Avenue).
Add 100 feet of queuing storage to the existing westbound left turn lane movement (cars making a left to go south on NW 97th Avenue).
Improvement #2 - Fontainebleau Boulevard New Entrance to Apartment Site & improvements to Access to Walmart and La Plaza Shopping Center
Construct full access entrance to Fontainebleau Apartments and the existing Doral View Apartments on Fontainebleau Blvd.
This access will facilitate the entrance and exist for said apartments and will greatly alleviate traffic being routed to NW 87th Avenue.
Increase width of the La Plaza Shopping Center driveway connection to Fontainebleau Boulevard from a 2-lane road to a 3-lane road which will increase the queuing for the left turn and facilitate the right turn movements.
Improvement #3 - NW 97th Avenue and NW 800 Block
Construct an additional left turn lane with 175 feet of queuing storage for the eastbound left turn lane movement (cars making a left to go north on NW 87th Avenue).
Modify existing traffic signal to accommodate new turn lane.
